The Flynn family sold the property which will be redeveloped as high-end condos and open space. An appraisal conducted on behalf of the town said the land was worth $2.75 million.
The development, called Wenham Pines, will have 22 condominium residences built in 11 “New England-style townhome buildings,” according to the developer. Prices for the condo units will start at $1.4 million,
Under an agreement with the town, two affordable units will be built in an existing two-family home on the site, and 80 percent of the 32-acre site will be preserved as open space. The buildings will be built near the rear of the property, set back at least 500 feet from Main Street/Route 1A.
The town of Wenham had the right of first refusal to buy the property, which was classified as recreation land, but the Board of Selectmen voted to decline.
The town has estimated it will receive more than $350,000 a year in property taxes from the development. The golf course generated about $17,000 annually in taxes.
